Design
The most difficult part of any creative process is getting started. LMC can help with wide range of preliminary design services including consultation, 3D modeling, and artistic rendering.
- Consultation- we meet with you to discuss your project goals and options.
- 3D Modeling- LMC can create a computer model with your proposed design, allowing you to see it prior to creating construction documents.
- Artistic Rendering- Actual artwork created to represent your design. These drawings provide a more emotional expression of your design concept.
Plan
As buildings become more complex, the project planning process is critical to success during actual construction. At this stage of the project, we take a deep dive into the details of a design and provide specific budget, schedule and documentation for the construction process.
LMC believes that a successful project starts with thorough design; this includes incorporation of your goals as the project Owner, as well as integration of cost effective construction practices.
- Construction Documents- LMC maintains working relationships with architects, engineers and designers across the state and can help you find the right team to translate your design ideas into buildable plans for permitting and construction.
- Approvals- LMC can help you with the City and County to navigate the permitting and approvals process. We maintain relationships within these government agencies, as well as working with several of the best local entitlement consultants.
- Pre-Construction- Budget, schedule and plan review. LMC uses a broad network of skilled trade subcontractors to provide both conceptual budgeting and hard-bid pricing for projects. We build a custom schedule for every project to help owners understand how long their project will take and why – in detail. This is also the time for value engineering, integrating cost conscious construction practices into the final drawings- prior to the start of construction.
Build
LMC has experience across many types of construction, from custom residential to general commercial, including hospitals, hotels, and multi-family construction. We apply techniques and methodology picked up from these unique construction types to continually improve our services.
- Schedule- LMC employs several scheduling techniques depending on the size and scope of the project. We can provide multi-year milestone schedules for large projects, or a simple weekly spreadsheet for smaller jobs. Using a predictive schedule can help even the smallest job avoid lag time and delays related to trades or materials.
- Budget- Maintaining an accurate budget during course of construction is an essential element to a successful project. Understanding cost outlays contributes to peace of mind and informs the allocation of resources to meet project goals.
- Coordination- Tight sites and schedules. Coordination is a vital part of maintaining the budget and schedule. During construction we stive to keep all involved parties up-to-date, continually communicating the status of the project and upcoming milestones.
